Zillow has come out with their annual list of features with the highest returns in 2023. Here are six that have great ROI:
Culinary Amenities
Kitchens have long been a key feature to homes and have only become more so with open concept designs and a belief that our kitchens should not just be functional but aesthetically pleasing as well. Beyond the design and appliances, amenities such as steam ovens, pizza ovens, and, professional-grade appliances can really boost your profits, increasing sales prices by as much as 5.3 percent. This would add up to $17,400 to the value of a typical home in the US.
1. Terrazzo Floors & Surfaces
Terrazzo floors, backsplashes and even walls are en vogue this year. These features added 2.6 percent to the selling price, netting over $8k in added value. And Terrazzo is durable and water, mold and stain-resistant. Here are some interesting ways to upgrade your kitchen with this design feature.
2. Soapstone
Soapstone was another popular material, with listings including it within the description selling for 2.5 percent as much as more traditional marble and granite.
3. Quartz Finish
Quartz was another material coveted by home buyers, garnering a larger return (at a more affordable price) than many stone finishes.
4. Sheds and/or ADUs
Not surprisingly, having a space separate from the main home is an added bonus to many buyers, either as a potential revenue source (ADU), an office or studio or even an extra site for storage. They bring in, on average, 2.5 percent above a similar home without that feature, though they do add two days to the typical time on market.
5. Farmhouse Design
Many claim they are tired of the modern farmhouse, but buyers disagree, with that design creating 2.4 percent additional value on average.
Finally, the features which tended to help homes faster included affordable upgrades like doorbell cameras, fenced backyards and heat pumps.
